PROPERTY SERVICES

Residential Conveyancing

Our aim is to make your property transaction as swift and seamless as possible.

Prices for residential conveyancing start from £700.00 + VAT.

The exact cost will depend on the specific circumstances of your transaction, such as the value of the property, whether it is freehold or leasehold, and its complexity. Below, we provide more detailed information as required by SRA guidelines.

1. Freehold Residential Property Purchase

  • Our Fees: We typically charge between £700 – £3000 + VAT. This fee is usually based on the property's value and complexity. For example:

    • Property value up to £250,000: £700 - £1200 + VAT

    • Property value £250,001 - £500,000: £900 - £1200 + VAT

    • Property value £500,001 - £1,000,000: £1200 - £2500 + VAT

    • Property value over £1,000,000: Bespoke quote, starting from £2500 + VAT


  • What Our Service Includes:

    • Taking your instructions and providing initial advice via your dedicated online client login and direct communication.

    • Carrying out identity and anti-money laundering checks.

    • Receiving and reviewing the contract pack from the seller's solicitor.

    • Raising necessary enquiries with the seller's solicitor.

    • Requesting and reviewing property searches (Local Authority, Water & Drainage, Environmental, and any others specific to the property's location, e.g., mining searches if relevant).

    • Reviewing the title deeds and official copies from the Land Registry.

    • Reviewing and reporting to you on your mortgage offer and its conditions.

    • Providing you with a comprehensive property report.

    • Advising on contract terms.

    • Arranging for you to sign the contract and exchanging contracts.

    • Drafting the Transfer Deed.

    • Preparing a completion statement.

    • Requesting mortgage funds.

    • Carrying out pre-completion searches.

    • Overseeing legal completion.

    • Dealing with the payment of Stamp Duty Land Tax (SDLT).

    • Submitting the SDLT return to HMRC.

    • Applying to the Land Registry to register you as the new owner.

  • Key Stages and Typical Timescales: A typical freehold purchase takes approximately 8-16 weeks. This can be affected by many factors.

    • Instruction & Initial Paperwork: 1 week

    • Searches & Enquiries: 2-4 weeks, subject to third-party response times

    • Mortgage Offer Review & Report on Title: 1-2 weeks after receipt of all documents

    • Exchange of Contracts: 1 week after all parties ready

    • Between Exchange and Completion: Typically 1 week

    • Completion & Post-Completion : Dependant on the Land Registry and can take several weeks to months - however there are certain circumstances where this can be expedited

  • Likely Disbursements (costs payable to third parties): These are estimates and can vary. VAT is included where applicable.

    • Search fees: Approximately £300-£500. This covers standard searches; some locations or property types may require additional searches at extra cost.

    • HM Land Registry fee: Between £20 and £1,105 depending on the value of the transaction and whether the application can be lodged electronically.

    • Bankruptcy Land Charges Search: £4 per name.

    • Land Registry Search (pre-completion): £7 per search per title number.

  • Stamp Duty Land Tax (SDLT): This government tax depends on the purchase price of your property and your circumstances. You can calculate the amount you will need to pay by using HMRC’s website (or the Welsh Revenue Authority’s website if the property is in Wales).

  • Services NOT Included: Tax advice (beyond SDLT), advice on planning permissions or building regulations (beyond reviewing standard search results), structural surveys, negotiating the purchase price, dealing with disputes if the transaction becomes contentious.

  • Additional Potential Fees:

    • SDLT submission fee £75 plus VAT.

    • AML/Online ID check: £20 + VAT per person.

    • Lawyer Checker fee (to verify seller's solicitor's bank details): £20.

    • Telegraphic Transfer Fee: £35.00 + VAT

    • Acting for Lender Fee (If there is a lender involved): £150.00 + VAT

    • If source of funds checks become significantly time-consuming (e.g., gifts, crypto assets, overseas funds): £250 - £1000 + VAT based on complexity.

    • Complex lender transactions (e.g., Islamic Finance, Help to Buy schemes if not covered in standard quote): £200 - £500 + VAT.

    • Dealing with unregistered titles, shared ownership complexities, new build intricacies, defective leases requiring variation, or other non-standard matters may incur additional fees, which will be discussed and agreed with you beforehand.

2. Leasehold Residential Property Purchase

  • Our Fees: We typically charge between £900 – £4000 + VAT. This fee is usually based on the property's value, the complexity of the lease, and whether it is a new build.

    • Property value up to £250,000: £900 - £1200 + VAT

    • Property value £250,001 - £500,000: £1200 - £2500 + VAT

    • Property value £500,001 - £1,000,000: £2500 - £3500 + VAT

    • Property value over £1,000,000: Bespoke quote, starting from £3500.00 + VAT

  • What Our Service Includes: As per freehold purchase, PLUS:

    • Reviewing the lease and advising on its terms (ground rent, service charges, covenants).

    • Liaising with the landlord/managing agent.

    • Reviewing LPE1 management pack and supporting documents

    • Dealing with notices required under the lease post-completion.

    • Checking compliance with lease terms.

  • Key Stages and Typical Timescales: Similar to freehold but can often take longer due to the involvement of landlords/managing agents. Allow for 10-16 weeks.

  • Additional Likely Disbursements for Leasehold Purchase:

    • Notice of Transfer fee: Typically £75 – £150 + VAT (set by landlord/managing agent).

    • Notice of Charge fee (if mortgaged): Typically £75 – £150 + VAT.

    • Deed of Covenant fee: Can range from £150 – £350 + VAT (set by landlord/managing agent).

    • Certificate of Compliance fee: Typically £100 – £250 + VAT.

    • Our additional fees for dealing with post completion requirements pertaining to a leasehold transaction: Typically £150 - £250 + VAT

3. Freehold Residential Property Sale

  • Our Fees: We typically charge between £700 – £3000 + VAT.

    • Property value up to £250,000: £700 - £1200 + VAT

    • Property value £250,001 - £500,000: £900 - £1200 + VAT

    • Property value £500,001 - £1,000,000: £1200 - £2500 + VAT

    • Property value over £1,000,000: Bespoke quote, starting from £2500 + VAT

  • What Our Service Includes:

    • Taking instructions, ID checks, providing client care information.

    • Obtaining title documents.

    • Preparing the contract pack for the buyer's solicitor.

    • Responding to enquiries.

    • Dealing with potential legal issues on the title.

    • Arranging for you to sign the contract and Transfer Deed.

    • Exchanging contracts.

    • Receiving completion monies.

    • Redeeming any existing mortgage.

    • Property value £250,001 - £500,000: £1200 - £2500 + VAT

    • Property value £500,001 - £1,000,000: £2500 - £3500 + VAT

    • Property value over £1,000,000: Bespoke quote, starting from £3500.00 + VAT

  • What Our Service Includes: As per freehold sale, PLUS:

    • Obtaining management pack information from the landlord/managing agent.

    • Dealing with any specific leasehold enquiries.

    • Dealing with apportionments on the day of completion.

  • Key Stages and Typical Timescales: Similar to freehold sale but can take longer due to managing agent involvement. Allow for 10-16 weeks.

  • Additional Likely Disbursements for Leasehold Sale:

    • Management Pack Fee (payable to landlord/managing agent): Can range from £350 – £750 + VAT or more. This is a significant cost you will likely incur.

5. Re-mortgage

  • Our Fees: We typically charge between £600 – £2500 + VAT

  • What Our Service Includes:

    • Taking instructions, ID checks.

    • Obtaining title documents.

    • Reviewing your new mortgage offer.

    • Carrying out necessary searches (or advising on search insurance if acceptable to lender).

    • Dealing with special mortgage conditions.

    • Obtaining a redemption statement for your existing mortgage.

    • Arranging for you to sign the new mortgage deed.

    • Dealing with completion of the re-mortgage.

    • Redeeming your previous mortgage.

    • Registering the new mortgage at the Land Registry.

    • Accounting to you for any balance funds.

  • Key Stages and Typical Timescales: Approximately 4-8 weeks.

  • Likely Disbursements for Re-mortgage: Similar to freehold purchase disbursements (searches, Land Registry fees for registration of new charge, ID checks, bank transfer fees). If leasehold, Notice of Charge fees may also apply.

Prices for commercial property matters start from £1500 + VAT

  • Our Fees: Due to the varied nature of commercial property work, fees are typically quoted on a case-by-case basis. Factors influencing the cost include the transaction value, complexity, type of property, and whether it involves a lease (and the lease length/terms) or a freehold interest.

  • Services Offered Include:

    • Commercial Leases (acting for landlord or tenant)

    • Commercial buying and selling of property (freehold and leasehold)

    • Property Joint Ventures

    • More complex Wills (e.g., involving trusts, business assets, foreign property considerations, complex family structures) will be quoted individually, typically ranging from £400 - £750 + VAT.

  • What Our Standard Will Service Includes:

    • An initial consultation (up to 30 minutes) to discuss your circumstances and wishes.

    • Advice on the basic structure of your Will.

    • Drafting a standard Will appointing executors, guardians (if applicable), and making straightforward gifts.

    • Providing you with a draft Will for review.

    • A meeting (or clear instructions) for the signing and witnessing of your Will.

    • Optional: Secure storage of your Will – an additional fee is chargeable and can be quoted upon request.

  • Key Stages:

    • Initial consultation.

    • Drafting your Will (typically within 7-14 working days).
